Position Summary
ATS is seeking an experienced commercial building inspector who can independently oversee inspections and day-to-day coordination for complex, high-value construction projects. This role is intended for a seasoned professional who can take ownership of assigned projects, anticipate issues, maintain clear documentation, and keep clients and project stakeholders informed without requiring frequent direction.

Projects may include high-rise office and multifamily buildings, schools, large institutional facilities, data centers, and other technically demanding commercial construction. Experience with mission-critical facilities is especially valuable. The successful candidate will combine sound code judgment with practical construction knowledge, calm communication, and the ability to represent ATS professionally when project stakes are high.

This is primarily an advanced inspection and project leadership role. The Senior Commercial Building Inspector is also expected to help develop ATS's inspection team through field training and mentoring and to contribute to stronger commercial inspection practices as the department grows. The position offers a potential path toward broader responsibility as ATS expands its commercial inspection practice.

Requirements

Essential Responsibilities
 

Serve as a flexible and dependable team member who is willing to assist with all inspection services provided by ATS, including residential inspections, when business needs require. Contribute to a collaborative work environment by sharing knowledge, supporting fellow inspectors, and helping the department meet client commitments and operational goals.

Perform comprehensive inspections of new and existing commercial construction for compliance with adopted building, fire, accessibility, mechanical, electrical, plumbing, energy, and local code requirements, as applicable to the assignment.

Verify construction for conformance with approved plans, specifications, engineered documents, product approvals, and applicable jurisdictional requirements.

Take day-to-day ownership of assigned projects, including inspection planning, schedule coordination, follow-up items, documentation, issue tracking, and communication through project completion.

Review drawings, specifications, submittals, testing reports, and related project documents to prepare for inspections and identify potential conflicts or areas requiring additional attention.

Document inspection findings clearly and promptly, distinguish code violations from recommendations, and maintain complete, defensible project records.

Communicate directly and professionally with owners, owner representatives, contractors, superintendents, architects, engineers, testing agencies, school district personnel, municipal staff, and other stakeholders.

Lead coordination conversations when field conditions, design documents, schedules, or stakeholder expectations require resolution; elevate matters appropriately while remaining accountable for follow-through.

Apply sound judgment in high-stakes situations, remain composed when challenged, and explain code requirements and inspection decisions in a practical, service-oriented manner.

Monitor project progress and inspection needs, identify risks before they become delays, and provide concise status updates to ATS leadership and clients.

Mentor and train less-experienced ATS inspectors through field coaching, code interpretation, inspection practices, documentation standards, and professional client interaction. Help develop inspectors who can independently perform increasingly complex commercial inspections.

Help establish and improve commercial inspection procedures, field standards, training practices, and quality-control processes as ATS expands its commercial inspection practice.

Maintain required licenses and certifications and participate in continuing education.

Required Qualifications

At least five years of progressively responsible experience in commercial construction inspection, code compliance, construction quality assurance, or a closely related field, including substantial work on large or complex projects.

Strong working knowledge of commercial construction methods, sequencing, plans, specifications, and applicable model codes.

Experience identifying, documenting, communicating, and following through on significant construction or code issues.

Strong written and verbal communication skills, including the judgment to work effectively with senior client representatives and technical stakeholders.

Valid driver's license and ability to travel to project sites as assignments require.

ICC Commercial Building Inspector certification. The successful candidate must also hold any discipline-specific certifications and state licenses required for assigned inspections.

Preferred Qualifications

Experience inspecting high-rise office, multifamily, educational, institutional, or other high-value commercial projects.

Experience with data centers, mission-critical facilities, or other projects involving complex systems, commissioning, phased turnover, or demanding schedules.

Private-sector commercial and residential construction experience in addition to public-sector inspection experience.

Formal project management experience or a record of serving as the primary coordinator for complex construction projects.

Owner's representative, construction manager, quality assurance, or third-party inspection experience.

Experience working for or with an independent school district, including occupied-campus work, phased construction, or bond-funded capital projects.

ICC Commercial Combination Inspector certification, Texas State Plumbing Inspector License, and relevant building, mechanical, plumbing, electrical, energy, accessibility, or fire certifications.

Supervisory, mentoring, training, process-development, or department-building experience.

  Clients receive timely, accurate information and view the inspector as a trusted, capable project partner.

  Inspection decisions are technically sound, well documented, consistently applied, and communicated without unnecessary escalation.

  ATS leadership can rely on the inspector to manage routine project coordination and bring forward the issues that require leadership involvement.

  Less-experienced inspectors become more capable and independent through the senior inspector's field coaching, technical guidance, and training.

  The inspector strengthens ATS's reputation on complex commercial work and helps create a scalable foundation for future department growth.

Physical Demands and Work Environment

This position requires regular work at active construction sites and the ability to walk uneven surfaces; climb stairs, ladders, and scaffolding where permitted; balance, stoop, crouch, crawl, and reach; work indoors and outdoors in varying weather; use required personal protective equipment; and occasionally exert or lift up to 50 pounds.
